The Challenge: Security and Performance Issues with Oak Doors
BDS was approached by an award-winning regeneration company known for transforming underutilised spaces into vibrant homes in Manchester city centre. They sought our help to replace 13 existing oak door systems in a newly developed residential complex. Although the previous oak doors were visually appealing for a mature look, they no longer performed as needed.
Over time, the doors began to swell, making them vulnerable to break-ins and security issues. This swelling compromised their function, causing difficulties with opening and closing. This, among other things, exposed the residents to potential security risks.
Water ingress was also becoming a problem, further deteriorating the door systems. The residential property required a solution that addressed these security concerns. Therefore, BDS was involved in improving energy efficiency while maintaining the visual integrity of the development.
The Solution: Steel Hinged Door Transformation with Advanced Insulation
Leveraging our extensive knowledge of the door industry and supply chain, BDS proposed a highly effective solution. Specifically, we installed bespoke steel hinged doors custom-built to meet all the required performance specifications for this high-value residential project.

This is especially true in a city centre location, where external weather conditions fluctuate dramatically—additionally, the new doors needed to meet stringent security demands for maximum safety without compromising aesthetics.
BDS sourced a steel-hinged door system incorporating a bespoke tongue-and-groove design to meet the design brief. This personalised design allowed us to preserve the building’s architectural aesthetics while upgrading the door system. This new steel construction offered exceptional durability and resistance to swelling, water ingress, and wear.
Overcoming Site Challenges with Precision and Efficiency
This project posed several unique challenges, particularly due to the building’s location and existing structural limitations. Access restrictions arose due to the development’s location in the heart of Manchester City Centre. As a result, our team carefully planned each part of the installation to avoid disruptions to the surroundings.
Additionally, the original opening designers custom-designed the oak doors. Maintaining these bespoke structural openings was crucial without compromising the building’s aesthetic integrity.
Since some doors were entrances to individual residents’ homes, timing was vital. We had to remove and replace each door within strict timeframes to minimise disruption to residents and the overall project. Despite these challenges, BDS completed the installation on time and to the highest standard.
